Privacy Policy
Last updated October 3, 2026
Privacy is the reason Kovera exists. You can see the home you’d move for without listing your home or telling anyone. This policy explains, in plain words, what we collect, why, who can see it, and what you can do about it.
It applies to kovera.io and app.kovera.io, and it works together with our Terms of Service and Cookie Policy. “Kovera,” “we” and “us” mean Kovera, Inc.
1. The short version
- Your board is yours. Your home, your choices in the taste games, and the homes you save are tied to your account. Other Kovera users don’t see them.
- Nobody contacts you about the homes you like unless you ask. Kovera shares your personal information with a licensed real estate professional, contractor, or mortgage professional only when you explicitly request that introduction, and tells you who will receive it before you confirm.
- The owner of a home you like is never told who you are. A real estate professional may learn that someone is interested in a home in their area, but not who.
- We don’t sell your personal information, and we don’t use it for advertising. There are no advertising cookies or tracking pixels on Kovera, and we don’t upload your information to advertising platforms.
- You’re in control. You can stop a request at any time, turn off board update emails, and ask us to show you, correct, or delete your information by writing to legal@kovera.io.
2. What we collect
We collect what you give us while you use Kovera, and a small amount of technical information from your device.
| What | When | Why |
|---|---|---|
| Your email address | When you create an account or sign in | It is your account. We sign you in with a link or code sent to it; there is no password. |
| Your home’s address | When you type your address, including before you sign up | To build your board around your home and show what a move could look like |
| Your choices in the taste games | When you play them | To learn what you like and match homes to it |
| Homes you save, pass on, or ask about | When you tap them | To keep your board and your requests up to date |
| Your first name | When you ask us to look into a home | So we can follow up with you |
| Your full name, phone number, and best times to reach you | When you ask to be connected to an agent | So we can make the introduction you asked for |
| Your acknowledgment of our affiliated business disclosure | When you ask to be connected to an agent | To record that you received the disclosure, and which version, before any introduction is made |
| Your own agent’s name and contact details (optional) | When you ask us to look into a home or connect you | So we can work with the agent you already have |
| The monthly payment you’d be comfortable with, and whether you have a mortgage | If you answer the money question | To show homes that fit your budget |
| Areas you draw on the map | If you draw them | To focus your board on those areas |
| How you use Kovera: pages viewed, taps, and session recordings | While you use Kovera | To fix problems and improve Kovera. See Cookies, analytics and session recordings. |
| Your IP address, browser and device type, and approximate location based on your IP address | Automatically, when you visit | To keep sign-in secure, prevent abuse, and understand where Kovera is used |
We don’t ask for your date of birth, income, credit score, or bank details, and we don’t use your device’s location.
If you use Kovera as an agent
We also collect the addresses of the homes you add for clients and the choices and budget you enter for them. That includes any statement you relay from a homeowner (such as that they would or wouldn’t move, and any quote you save with it), your Kovera Premium Agent subscription status from our payment provider, and any Partner access code you redeem. We don’t ask for your clients’ names or contact details. The taste choices you enter for a client’s home stay with that home: if another agent later adds the same home, they start from those choices.
3. Information from other sources
Kovera is built on public property records and licensed property data about homes: things like size, sale history, and recorded mortgage information. That includes records about your own home. We use them to estimate your current monthly payment and what a move could look like. These are estimates, and you can always replace them with your own numbers.
When you open the payment details for your own home, we send its address to our property-data provider, RentCast, to get an estimate of its current market price.
If an agent adds your home as their client, or tells us what you said about moving, we receive that information from them. See If you haven’t signed up.
4. How we use it
- To run your account and your board: matching homes to what you like, showing what a move could look like, and keeping track of the homes you save or ask about.
- To act on your requests: when you ask us to look into a home, we confirm what we think its owner would move for; when you ask to be connected, we introduce you to the Kovera Partner for your area, or our affiliated brokerage where there isn’t one.
- To send you emails: sign-in links and codes, confirmations of your requests, and board update emails (at most once a week, and you can turn them off). Board update emails can include a suggestion about a home you saved, and a one-time note if there may be a way in on a home you saved.
- To create visualizations of homes in your style.
- To keep Kovera secure and prevent abuse, including limiting repeated sign-in attempts.
- To fix problems and improve Kovera, using analytics and session recordings.
- To comply with the law and enforce our Terms of Service.
Our matching model is fitted on recorded moves: which homes people actually moved to next. It uses property, transaction and market facts plus your own choices. See Fair housing and how matching works.
5. Who can see your information
| Who | What they see | When |
|---|---|---|
| Other Kovera users | Nothing about you | Never. Your board, your home, and the homes you save are private to your account. |
| The owner of a home you’re interested in | Nothing about you | Never |
| People who saved your home on Kovera | That there may be a way in, meaning you might consider a move. Never your name, contact details, or anything you told us. | Only after you raise a hand on Kovera yourself, or tell a member of our team or your own agent that you’d consider moving |
| The Kovera Partner for the home’s area, or our affiliated brokerage where there is no Partner | That someone saved the home, is looking into it, or asked to be connected about it. Never who, and never how many people. | When you save a home, look into it, or ask to be connected about it. Not for homes that are listed for sale, homes whose owner told us they won’t move, or your own home. |
| A member of our team (Kovera staff) | Your name, email, phone, best times to reach you, your current home, the home you asked about, and your own agent if you gave one | When you ask us to look into a home or connect you |
| The Kovera Partner for your area | Your name, phone, email, best times to reach you, your current home, and the home you’d move for | Only when you ask to be connected and acknowledge our affiliated business disclosure. If your area has no Partner, or you already have your own agent, our team and affiliated brokerage handle your request instead. |
| Our affiliated brokerage, currently Consoli Realty Group, LLC | Your name, contact details, your current home, and the home you asked about | When you ask to be connected and your area has no Kovera Partner, or if the Partner hasn’t followed up within 7 days. If a move completes, it may receive a referral fee, as described in the disclosure you acknowledge before any introduction. |
If you’re an agent: if another agent has saved a home that is one of your clients, they can choose to see your email address so the two of you can talk. We keep a record of each time that happens.
Companies that help us run Kovera
We use a small number of service providers. They may use your information only to provide their service to us.
| Provider | What for | What they receive |
|---|---|---|
| Amazon Web Services | Hosting, storage, backups, and sending email | Everything we store, held on our behalf |
| PostHog | Analytics and session recordings | How you use Kovera, your IP address, and device details. See Cookies, analytics and session recordings. |
| Google Maps Platform | Address search and maps | What you type into an address field, and the map area you view |
| Komoot (Photon) | Backup address search on kovera.io, only if Google’s is unavailable | What you type into the address field |
| RentCast | An estimate of your home’s current market price | Your home’s address |
| OpenAI and Google (Gemini) | Creating and checking visualizations of homes | Photos of homes and a short description of your style. Never your name, email, or address. |
| HubSpot | Payments for Kovera Premium Agent | Your payment details and email, which you give to HubSpot directly |
Other times we may share information
- If the law requires it, or to protect the rights, safety, or property of our users, the public, or Kovera.
- If Kovera is involved in a merger, acquisition, or sale of assets. The buyer would have to honor this policy.
We do not sell your personal information, and we do not share it for cross-context behavioral advertising.
6. If people are interested in your home
Other people may be interested in your home too. When someone saves your home, looks into it, or asks to be connected about it, Kovera may tell the Kovera Partner for your area, or our affiliated brokerage where there is no Partner, that someone is interested in your home, without saying who. That professional may then contact you as the owner, as any agent might.
They are not told anything about you: not whether you use Kovera, and not what you are looking for. If you raise your hand on Kovera yourself, or tell our team or your own agent that you’d consider moving, people who saved your home may see that there may be a way in. They never see your name, contact details, or anything you told us.
7. If you haven’t signed up
Kovera shows homes using public property records, so your home may appear on Kovera even if you’ve never used it. We show homes, not people: Kovera doesn’t show owners’ names, and homes are never presented as for sale unless they are listed. Interest in your home works as described in If people are interested in your home.
An agent may tell us what you said about moving, for example that you’d move for the right home or that you won’t move. We keep that statement, the date, and any quote the agent saved, and it can change how prominently your home appears to other users. Agents may only relay what you told them yourself (see our Terms of Service).
If you have questions about information concerning your home, or want us to review a statement an agent relayed about you, write to legal@kovera.io. We’ll review it, and we can remove the statement or stop it from affecting how your home appears.
8. Cookies, analytics and session recordings
We use a few cookies to keep you signed in, and PostHog analytics to understand how Kovera is used. Our Cookie Policy lists each one.
PostHog also makes session recordings: a replay of how a page was used, such as clicks, scrolling, and what was on screen, so we can see where something went wrong. They are set up so that addresses stay out of them:
- everything you type is masked;
- addresses shown on the page are masked;
- the map, and photos and visualizations of homes, are hidden; and
- address searches are left out.
Recordings are deleted after 30 days.
You can turn analytics off. If your browser sends a Global Privacy Control signal, Kovera doesn’t load analytics or session recordings, and our servers don’t send analytics about requests from that browser. You can also turn analytics off on this device, on kovera.io and app.kovera.io together. Kovera works the same either way.
9. How long we keep it
| Information | How long |
|---|---|
| Sign-in links and codes | Links expire after 15 minutes; codes after 5 minutes |
| Session recordings | 30 days |
| Your account, board, choices and requests | While your account is open. If you ask us to delete your account, we delete it within 30 days. Today deletion is done by hand, on request. |
| IP addresses in sign-in records | Kept with your sign-in history. They aren’t yet deleted on a fixed schedule; they’re removed when your account is deleted. |
| Backups | Our databases are backed up nightly to Amazon Web Services. Older backups aren’t yet deleted on a fixed schedule, so information you delete can remain in backups made before the deletion. |
| Records we must keep by law, such as payment records | As long as the law requires |
10. Your choices and rights
- Stop a request. You can stop asking us to look into a home, or stop a connection request, at any time on your board. Messages already sent to our team can’t be unsent, but nothing further happens.
- Analytics. Turn off analytics and session recordings on this device, or turn on Global Privacy Control in your browser.
- Board update emails. Turn them off from the link in any board update email, or in your settings. Sign-in and request emails are part of using Kovera and can’t be turned off.
- Sign out everywhere. Signing out of Kovera signs you out on every device.
- See, correct, or delete your information. Write to legal@kovera.io from the email address on your account. We’ll respond within 45 days.
- Get a copy. Ask, and we’ll send you a copy of the personal information we hold about you.
Depending on where you live, you may have legal rights to know what we collect, get a copy, correct it, delete it, and opt out of its sale or use for targeted advertising (we do neither). We honor these requests for everyone, wherever you live. We’ll confirm a request comes from you before acting on it, and you may use an authorized agent. If we decline a request, you can appeal by replying to our decision, and if we still decline, you can complain to your state attorney general. Using these rights will never change how Kovera treats you.
11. Keeping it secure
Kovera runs over encrypted connections (HTTPS). There are no passwords to steal: you sign in with a link or code that expires within minutes, and codes are stored only in scrambled form. We limit repeated sign-in attempts, and every request to your board is checked against your signed-in session.
No system is perfectly secure. If a breach affects your information, we will tell you as the law requires.
12. Fair housing and how matching works
Kovera is committed to fair housing. Matching uses property, transaction and market facts and your own choices. It does not use or infer race, color, religion, sex, disability, familial status, national origin, or any other characteristic protected by federal, state, or local law.
Matches and move estimates are made automatically. If you want to know how a match or estimate was made, or want a person to review it, write to legal@kovera.io.
13. Children
Kovera is for adults. You must be 18 or older to use it, and we don’t knowingly collect information from anyone under 18. If you believe we have, write to us and we’ll delete it.
14. Changes to this policy
If we change this policy, we’ll update the date at the top. For material changes, we’ll tell account holders by email or in the app before they take effect.
